Structural Drying

Times have changed for commercial property owners and managers when it comes to dealing with water damage. In the past, untrained maintenance personnel were normally sent in to extract the water as best as they can with rudimentary methods and equipment not designed for the task. In today’s litigious and astute business environment, handling water problems in this old fashion way, is taking a big financial and legal gamble.

PBI is frequently hired late in the process to resolve problems that were initially a simple and inexpensive fix. When water damage is not handled properly and in a timely manner, an inexpensive problem can turn costly rather quickly.

Due to the nature of these projects, preexisting mold, lead and asbestos is frequently discovered during the structural drying process. These additional environmental hazards must be mitigated in accordance with EPA guidelines. Many variables must be considered to resolve these situations properly and with minimal disruption to occupants. Structural drying by PBI is based on “psychrometry” which is known as the science of drying. “Psychrometry” psy·chrom·e·try (sī-krŏm’ĭ-trē) is the calculation of relative humidity and water-vapor pressures from temperature and barometric pressure.

Using psychrometry, PBI takes hard data from a job site and makes calculations and decisions based on how to dry the building materials and what equipment to use and how much. This process measures the drying progress in order to make adjustments to better expedite the dry down. This process of drying tracks the moisture content and can tell when the building materials are properly dried.
